Searchland’s Train Station Development Opportunities Leaderboard (Live)

Highlighting locations that could benefit from proposed ‘default yes’ planning around well-connected transport hubs

This interactive leaderboard has been developed by the data team at Searchland Labs to help you get ahead of proposed changes to the National Planning Policy Framework (NPPF), which could unlock development around well-connected stations across England.

The concept is simple 👉  Prioritise development in locations with strong connectivity and sustainable infrastructure.

The criteria

We’ve identified stations that meet a defined set of criteria:

• Train, metro and light rail stations
• Located within one of England’s top 60 Travel to Work Areas (TTWAs)
• Within reasonable walking distance of surrounding land
• Served by at least four trains per hour on a typical working day

What you’ll get

Our data team has combined proposed NPPF direction with thousands of Searchland data points to create a comprehensive, ranked dataset of over 1,000 qualifying stations.

Each location has been assessed across four key factors:

• Land feasibility
• Planning constraints
• Station context
• Policy support

These criteria are used to score and rank each station based on its development potential.
