Searchland's Train Station Development Opportunities Leaderboard (Live)
Highlighting locations that benefit from the new NPPF's ‘default yes’ planning route around well-connected transport hubs
This interactive leaderboard has been built by the data team at Searchland Labs to help you act on the new National Planning Policy Framework (NPPF), published 17 August 2026, which unlocks development around well-connected stations across England.
The concept is simple 👉 Prioritise development in locations with strong connectivity and sustainable infrastructure.
The criteria
We’ve identified stations that meet a defined set of criteria:
- Train, metro and light rail stations
- Located within one of England’s top 80 Travel to Work Areas (TTWAs), ranked by Gross Value Added
- Within reasonable walking distance of surrounding land
- Served by at least four trains per hour on a typical working day, or at least two trains per hour in one direction
What you’ll get
Our data team has combined the new NPPF policy with thousands of Searchland data points to create a comprehensive, ranked dataset of qualifying stations across England - now expanded to cover the top 80 TTWAs.
Each location has been assessed across four key factors:
- Land feasibility
- Planning constraints
- Station context
- Policy support
These criteria are used to score and rank each station based on its development potential.
Sites within walking distance of a qualifying station now carry a minimum density requirement too - at least 35 homes per hectare, rising to 45 where services are more frequent.
