What is the difference between Searchland's product tiers?

Searchland Standard gives you everything you need to search, assess and acquire sites — including unlimited searches, planning data, ownership info and direct-to-owner letter sending. Pro includes all of that, plus powerful datasets and tools to scale sourcing pipelines for multi-disciplinary teams, including strategic land, sales comparables and energy data. MAX builds on Pro with unlimited MCP tokens, purpose-built for teams running high-volume AI workflows at enterprise scale.

How much does Searchland cost?

Searchland Standard starts at £195 per license, per month (when paid annually). Each license includes 1 paid user. Prices for Searchland Pro and MAX are available on request.

Is Searchland available on a monthly subscription?

All Searchland subscriptions are set for a minimum of 12 months. Payment can be made monthly, or upfront annually at a discounted rate. Discounts are also available for multi-year and multi-user contracts - get in touch with our team to discuss the best option for you.

What is an MCP token and how does it work?

MCP (Model Context Protocol) tokens allow AI tools - such as Claude - to query Searchland data directly within your existing workflows. Pro plan includes 1,000 tokens per month. MAX gives you unlimited tokens for high-volume AI workflows.

What happens when I use all my MCP tokens?

Once you've used your monthly token allowance, MCP queries will pause until your next billing cycle. You'll be able to monitor your usage in real time via the on-screen counter. If you need more tokens, you can purchase top-up bundles as you go - or if you're regularly hitting your limit, upgrading to MAX gives you unlimited tokens with no interruptions.

How long does it take to get set up on Searchland?

For most users, getting started with Searchland takes just a few minutes. The platform’s intuitive interface means you can dive straight in and explore as you go. For enterprise users - especially those migrating from another system - our experienced customer success team is on hand to guide you through a smooth, tailored onboarding process.

What is a title lookup?

A title lookup is when you view more details about a specific parcel of land. This is different from the official title deed for that parcel, which can be purchased separately. A lookup occurs when you click on the map view or when you click from a saved title to view more details about it.

What is an OS MasterMap credit?

These credits are used when activating the OS MasterMap base map. All other base maps (google street view/satelite) are free to use. The credits will only start counting when zoomed in close enough. An on screen bar will show you your remaining credits in real time.

Will I be charged twice for clicking the same title?

No. If you view a title twice within the same month it will not count towards your usage.

Can I purchase title deeds through the platform?

Yes. We offer the ability to purchase official title copies from Land Registry directly through the platform for £7 per document. Alternatively, you can purchase them using your existing Land Registry account.

How frequently is data updated?

Each of our datasets have a different update cycle. The core datasets are as follows:
